What is title insurance?

Title insurance protects both you and your mortgage lender from losses stemming from defects in the property's title.

Defects include improperly recorded documents, forgery, easements, and encroachments. Without it, buyers risk substantial financial liability for issues that existed before they ever owned the home.

A one-time, up-front fee — not an ongoing expense. Combined owner and lender policies typically cost 0.5–1.0% of the purchase price.
